Attending a viewing is often a decisive step in your housing search. This guide is for students attending a viewing for the first time or those who simply want to feel more secure in the process. We’ll go through what you should look out for, what questions are reasonable to ask, and how to assess if the home and rental terms feel right.

Why This Is Important

For many students in Stockholm, the viewing is the first opportunity to actually meet a landlord and see the home in person. It is also your chance to ask questions and get a clear picture of what you are agreeing to.

Since many students lack experience in the housing market, it can be difficult to know what is considered "normal." This might include:

  • What is included in the rent.
  • How long you can stay.
  • What type of accommodation it actually is.

Being prepared before a viewing reduces the risk of misunderstandings and makes it easier to make a confident decision.

What to Look For During the Viewing

While it’s natural to focus on the "vibe" of the home—which is important—try to also pay attention to practical details:

  1. Does the home match the ad? Check if the home you see corresponds to what was described. Do the floor plan and condition look as expected? Even small details—like ensuring mentioned equipment is actually there—are important signs that the ad is accurate, which creates a safer rental experience.
  2. What is included in the rent? Ask if electricity, internet, and other costs are included. This can make a big difference in your actual monthly expenses.
  3. Access to common areas: If you are renting a room—what is the access to the kitchen, bathroom, and laundry facilities like?
  4. Contract and lease term: How long is the rental period? Is there an option for an extension?
  5. Condition of the home: Look at things like ventilation, natural light, and general maintenance. Small details can affect how it feels to live there over time.

Bring a Friend!

If you feel unsure, it can be a great help to bring someone with you. An extra pair of eyes can spot things you might miss and provide a different perspective on the property.

If the landlord is okay with it, you can also take a few photos during the viewing. This makes it easier to compare different options later and remember details that are easy to forget.
