Advertising Terms and Conditions

Before publishing an advertisement on Akademisk kvart, you need to agree to our advertising terms and conditions. These terms exist to create a safe and transparent housing market for students in Stockholm.

Since the platform is aimed at students, it is important that advertisements meet certain basic requirements regarding clarity, reasonable terms, and fair rent. Advertisements are reviewed manually after upload, and Akademisk kvart reserves the right to remove or reject advertisements that do not meet the terms.
If an advertisement violates the terms, it can be removed even after publication. In some cases, the user account may also be blocked. This applies, for example, if information in the advertisement does not correspond to the actual rental conditions, such as rent or housing type.
Akademisk kvart may also reject advertisements that are otherwise deemed to counteract the platform's purpose – to offer students in Stockholm safe access to housing on reasonable terms.

Basic equipment of the home

For a home to be advertised on Akademisk kvart, it must meet certain basic housing standard requirements. The tenant must have access to:

  • Cooking facilities corresponding to at least a hotplate or stove
  • Refrigerator
  • Sink with running water
  • Bathroom with toilet and shower or bathtub
  • Laundry facilities must be available

These requirements exist to ensure that the home functions as long-term accommodation and not just as a temporary overnight room.

Rental period

The shortest permitted rental period on Akademisk kvart is three months.
This rule exists to create more stable housing situations for students. Otherwise, very short-term rentals risk leading to insecure living conditions and recurring moves during their studies. \

Deposit

If a deposit is charged, it may not exceed one month's rent.
The deposit serves as financial security for the landlord in the event of any damage or unpaid rent, but it must always be refunded when the rental relationship ends – provided there are no damages or unpaid costs.

Content of the advertisement

All advertisements on Akademisk kvart must be aimed at students in Stockholm.
This means that advertisements may not contain requirements or requests that violate the Discrimination Act or in other ways exclude people on irrelevant grounds.
It is therefore not permitted to set requirements regarding:

  • Gender
  • Ethnicity
  • Specific nationality
  • Specific language

It is also not permitted to require that the tenant:

  • Studies at a specific educational institution
  • Studies at a specific level (for example, doctoral level)
  • Commutes weekly
  • Has an income beyond student aid
  • Performs household services in exchange for lower rent

Such conditions risk creating unequal or insecure living situations and are therefore not compatible with Akademisk kvart's guidelines.

Population registration (Folkbokföring)

It is not permitted to prevent a tenant from registering at the address where they live.
Population registration means registering one's residential address with the Swedish Tax Agency and affects, among other things, the right to social services, mail handling, and certain government contacts. Population registration is also a prerequisite for the tenant to be able to take out home insurance at the address.

Additional services

Additional services, such as internet, parking, or cleaning, may be offered at an extra cost. However, it is important that these services are voluntary and not a requirement to rent the home.
The rent stated in the advertisement must always be clear and fixed, so that the tenant knows what the accommodation costs each month.

Reasonable rent

It is always the person renting out the home who is responsible for ensuring that the rent follows the rules on reasonable rent.
The concept of "reasonable rent" is a legal term meaning that the rent must stand in reasonable relation to the home's costs and standard. How it is calculated can differ between rental apartments and condominiums.
If the rent is higher than what is considered reasonable, the tenant may have the right to get back the portion of the rent that exceeds a reasonable level.
